Abstract:	住宅一直以來都是身份與成就的象徵，是故，住宅市場具有昂貴特性，然大部分消費者購屋經驗寥寥可數，對住宅消息取得來源也相當有限，因此民眾購屋時不僅須留意住宅本身條件優劣外，也應關切住宅周圍之環境品質，以免遭受龐大損失。本研究蒐羅 2000 年至 2010年台北市房屋交易資料與空氣汙染觀測值，透過相關分析、逐步迴歸與因素分析法探討不同住宅(房屋)特性與環境品質對房屋價格之影響程度。研究結果顯示標的物位置、建築面積與路寬對房價皆能具正向顯著影響，此結果與以往文獻相符合；而氣狀污染物雖具顯著影響，但係數方向與以往文獻結果相異，本研究推測為台北市高度發展且住宅密度高，將造成大量家庭與交通廢氣，可視為人口集中、都市經濟發展活絡的象徵，因而造成此現象發生。　　Most customers have less experience of purchasing houses due to the expensive feature. Besides, they also have limited information about it. So we must take care of house itself and the environment quality around the residence to decrease losses. This study employed the data from house price data and air pollution observation value, during 2000 to 2010 to examine the effects on the characteristic of the house and environment quality to house price. Correlation analysis and factor analysis were used to analysis data. Our empirical results suggest that, floor area, road wide and gas-phase contaminants are positively associated with house price.
