隨著生活、工作環境等條件之改善及醫療科技之進步,使人類之平均壽命逐漸延長,人口結構的老化現象已是全球性的趨勢。加上國人婚姻家庭、人口社會結構之轉變,進而衍生了高齡化、少子化與獨居老人增加的社會現象,老年人口快速增加,產生許多老人居住安養之課題,銀髮養生住宅之商品乃應運而生。 本研究採用多重個案研究法及文獻探討二種研究方法,探討國內多個銀髮養生住宅個案,採其經營上之優點做為參考依據,運用學者Osterwalder & Pigneur之BMC商業模式圖之九大區塊,作為本研究之分析工具,設計發展出具差異性之銀髮養生住宅,以因應不同消費族群之需求,從而探討銀髮養生住宅未來經營之願景,期望能以此作為國內銀髮養生住宅經營時之參考。 With the ongoing improvement of living and working conditions and medical technology, human life expectancy has been longer and longer. Due to changes in family structure, social problems of aging population, decreasing birth rate and rapidly aging population with the percentage of older people , the elders living alone problems have become urgent in Taiwan. In order to solve this problem, the products related to senior housing have appeared in large quantity in Taiwan. The methodologies with multiple-case study and literature review were applied in this study. By sorting out some advantages of operation from several senior housing cases in Taiwan and applying Osterwalder and Pigneur’s business model canvas, this study developed a model of senior housing which is characterized by differentiation and able to meet the demands from various consumers. We look forward to provide a reference for the senior housing industry in Taiwan.
